Aluminium doors and windows are built to last for decades, but the UAE’s combination of intense heat, fine dust, and (in coastal areas) salt-laden air means a little regular maintenance goes a long way. Here’s a simple routine to keep your systems performing and looking their best.
Clean Tracks and Frames Every Month
Dust and sand accumulate quickly in sliding tracks and frame channels, which can cause sticking, scratching of the powder coating, and premature wear on rollers. A soft brush followed by a vacuum, monthly, keeps tracks running smoothly — especially important for sliding doors used frequently.
Wash Frames With Mild Soap, Not Harsh Chemicals
Use a soft cloth with mild soap and water to clean aluminium frames every few weeks. Avoid abrasive cleaners, ammonia-based products, or scouring pads, which can damage the powder-coated or anodised finish over time and dull its appearance.
Inspect and Lubricate Hardware Twice a Year
Hinges, locks, and rollers benefit from a light silicone-based lubricant roughly every six months. This is especially important in coastal areas like Sharjah’s waterfront districts, where salt air accelerates wear on metal hardware components.
Check and Replace Worn Seals
Rubber gaskets and weatherstripping degrade under constant UV and heat exposure. Inspect seals annually for cracking, hardening, or gaps — worn seals let hot air and dust infiltrate, increasing cooling costs and indoor dust levels. Replacing seals is a relatively inexpensive fix that restores performance significantly.
Watch for Drainage Blockages
Aluminium window and door systems include small drainage channels to clear out any water that gets past the seals. These can clog with dust and debris over time. Clearing drainage holes once or twice a year prevents water pooling, which can eventually lead to staining or corrosion at joints.
Schedule a Professional Check-Up Annually
Beyond routine homeowner maintenance, an annual professional inspection can catch early signs of seal failure, hardware wear, or frame misalignment before they become costly repairs. This is particularly worthwhile for larger commercial properties with many door and window units.
